How much could you access?
Drag to estimate. For illustration only — not an offer of credit.
Illustration only, for an owner-occupied home. Combined loan-to-value limits and maximum line size vary with credit profile and state law; lines above $400,000 require additional verification and are not available in all states. Your actual line, rate, and approval are determined solely by the lender's underwriting. Not an offer of credit.
How it works

The feature most HELOCs don't have
Pay it down. Recast it. Lower your monthly payment — without refinancing.
Made a big prepayment? With our lending partner's recast option, you can lower your required monthly payment to match your new balance — no refinance, no new closing costs, no starting over.
It's flexibility that traditional HELOCs simply weren't built for.
Check my rateIllustrative only — approximate, assuming the same rate and remaining term. Recast availability, timing windows, and terms are set by the lender and subject to its requirements.
Good questions
Before you tap your equity
Will checking my rate hurt my credit score?
No. Viewing your offers uses a soft credit inquiry, which does not affect your credit score. A hard inquiry only happens if you decide to proceed with a full application.2
What can I use a HELOC for?
Common uses include home improvements, consolidating higher-interest debt, education costs, or keeping a flexible cash reserve. You only pay interest on what you actually draw.
Is this Omnia Mortgage's loan?
No — Omnia Mortgage is an independent mortgage broker and a referral partner of Aven. Your line of credit is arranged by Aven and issued by its bank partner, Coastal Community Bank, Member FDIC. All credit decisions, rates, and terms are made by Aven — we help you find the right fit and guide you through the process at no cost to you for this referral.
What does it cost?
There's a one-time draw fee on your initial draw (disclosed upfront and added to the loan amount — in Texas, this takes the form of a 2% origination fee), and no fees on later draws. Aven covers title insurance and in-person signing costs, so there's nothing due out of pocket at closing. You'll see your exact rate and fees before you commit, and checking your rate is free.
Do I need an appraisal or home visit?
Usually not. For most lines, an automated valuation is used instead of a traditional appraisal, so nobody needs to walk through your home. Larger lines (over $400,000) require a full appraisal and additional income verification.
What kinds of properties are eligible?
Single-family homes, townhomes, condos, PUDs, and 2–4 unit properties qualify. Manufactured homes, co-ops, and properties held in an LLC or business entity don't. Investment properties can qualify too, with somewhat stricter limits, as long as you've owned them at least 12 months.
What terms are available?
Fixed-rate terms of 5, 10, 15, or 30 years, with a 5-year draw period. Your initial draw locks a fixed rate; later draws lock their own fixed rate at the time you take them. That means predictable payments rather than the floating-rate surprise many HELOCs come with.
Is a HELOC right for a short-term need?
Honestly — maybe not. If you plan to borrow and repay the full amount within just a few months, the one-time draw fee makes that an expensive way to borrow, and a different option may serve you better. A HELOC shines when you'll carry a balance for a while or want a long-term credit line you can draw on repeatedly. Not sure which camp you're in? Call us and we'll talk it through — that's what we're here for.
What if I don't qualify for a HELOC?
Depending on your situation, a cash-out refinance or another equity option may fit better. As a full-service brokerage, we can walk you through alternatives — just reply to any of our messages or give us a call.
